Tres Caballeros, The Inn of Three Cowboys, is comprised of a two-story A-frame house and a studio apartment also known as “the casita” or little house. These units are advertised on HomeAway.com and VRBO.com (Vacation Rentals by Owner). The casita rents for $120.00 per night and the upstairs of the A-frame rents for $95.00 per night. The casita is a one-room, studio style, unit of approximately 400 square feet. It has a full sized spacious kitchen with stylish tile countertops, and dining table with seating for 6. The main room contains a king sized bed, love seat, rocking chair, and entertainment center. This unit has a full sized bath with shower, adjacent laundry room, and covered porch with patio table and chairs, and barbecue grill. The upstairs unit of the A-frame is approximately 900 square feet. Outside stairs provide a private access to the upstairs rental with a small outdoor porch. A sitting area with dining room table, desk and chair, 2 easy chairs, and a breakfast nook with small refrigerator and microwave, provide a pleasant overnight stay. A bedroom with king sized bed, full bath with shower and tub, and walk in closet complete this unit.

The lower level of the A-frame has a full sized kitchen, private bedroom, small bath with shower, dining room, living room, wood stove, and a nice sunroom with views of Datil Canyon. The south-facing porch off of the kitchen is an ideal place to enjoy the quite summer evenings. The caretaker of the bed and breakfast currently occupies the lower level of the A-frame, but at sale it would immediately become available. This spacious unit would rent for $135 to $150 per night. All furnishing for the bed and breakfast are included in the sale. Long term monthly, or annual, rentals of the A-frame, and the casita, are also a viable option. The master home and all of the rental units are equipped with electricity, telephone, and propane heating systems.

The master home has a central heating system with two separate furnaces. One regulates the lower level of the home and one regulates the upper level. The master home is equipped with a on-demand hot water heater and a water softening system. The lawn is watered by an automatic, timed, sprinkler system. Three frost -free faucets provide easy watering for flowers, trees, and vegetables. A wall mounted propane furnace and thermostat provide heat for the casita. The Aframe has central heat on the lower level, which also keeps the upper level comfortable. Auxiliary electric heat is available for upstairs as needed. A 120 feet deep well provides water for the master home and bed and breakfast, along with a 3,200 gallon water storage tank, pressure pumps, and pressure tanks. The property is fenced.

Two separate driveways provide access immediately off of Highway 60. One driveway provides access to the master home, and a separate driveway provides access to the bed and breakfast rentals, with additional covered parking.

Sitting within the Cibola National Forest, with the Gila and Apache National Forests to the south and west, outdoor activities are limitless for the guests of Tres Caballeros and for its owners, including bicycling trails, hiking trails, horse-riding trails, world renowned hunting, fishing, camping, rock climbing, and much more. Tres Caballeros is approximately 2 ½ hours from Albuquerque and Sunport International Airport. To the west, within 1 ½ hours, you’ll find the communities of Springerville, and Eagar, which sit in the foothills of the White Mountains of east central Arizona, along the Little Colorado River.
