Description

With recent new election, economic instability, and wavering issues with personal security, there may be no better time to be looking at properties that can run cows, grow crops and be safe havens for family. Rancho San Juan is just that! With +/- 4,081 deeded acres and +/-1653 state lease acres, this is a perfect farming/ranching combination property.  Located adjacent to the small community of St. Johns, Arizona, this property is a perfect buy for the gentleman rancher/farmer looking for the best bang for the dollar. Its proximity to town is its main attraction. The ranch provides both operating ease and a future exit strategy with potential residential development enhanced with its water rights.

The ranch has permissive use of a spring that is controlled by the city of St. Johns. The spring fills a 30,000 gallon storage tank that runs 4.5 miles of pipelines and fills 13 drinkers. There are also 5 dirt tanks that hold water seasonally. The ranch has 9 pastures with cross fencing and access to good water

A 100′ x 65′ pole barn is partially sheeted and serves as great storage for farm machinery, trailers and ranch equipment. An 85′ x 30′ block shop with concrete floors will make a great place to work on machinery and maintain farm and ranch equipment. A 20’ x 30′ fertilizer shed is located near the farmed fields. This makes it easy to store seed and fertilizer.

There is a small feed lot where cattle have been finished out and fattened in the past. A piped drinker and simple corral system make holding cattle easy. There are also feed/seed bunks with concrete sides which make it easy to load with a skid steer or loader when feeding or planting.

Grazing Fees: The state rate is $2.76 per AUM for 2019

Rancho San Juan has excellent access and can be ran from town. St. Johns is a small, Arizona town with excellent facilities, which include:

  • a municipal airport (with a 3400′ and a 5300′ runway)
  • very nice schools (elementary, junior high, high school)
  • a city park with a pool
  • grocery store, few small shops and restaurants
  • county buildings (as Johns is the county seat)
  • community buildings
  • city buildings

Rancho San Juan has a simple, 20’ x 50’ livable structure. It currently does not have a well but functions off of a storage tank where potable water is hauled.

There are 56 acres of farm ground divided among 6 contiguous fields. The farm is fallow and has not been planted in a few years. There are roughly 4300 feet of concrete gated and/or notched ditches. The fields have been leveled and are setup to be flooded. The farm also has a 500′ well that runs 400-450 gpm. The water has iron bacteria and has not been in operation for 2 years.

The farm also has 239.5 shares of St. Johns Irrigation and Ditch Company water supplied from the Little Colorado River. This water is stored in the Lyman Lake Reservoir and then diverted downstream.

The area where the farm lies is very scenic, with red, sandstone outcroppings and large cottonwood trees. It would provide a beautiful backdrop for a ranch headquarters home. There are occasional elk on the farm and deer and antelope on the ranch. There are also coyotes, badger, fox, birds of prey and other small mammals to be found throughout.

Without deducting the infrastructure or putting value on the state lease, the Rancho San Juan is currently listed at +/- $324/deeded acre. Considering its capability of generating some income and having future development value, this is a terrific buy that will not last long. Contact Premier Ranch Properties to schedule an appointment.
